Welcome to O’Connors Property Reports. Our team of professional and licensed property inspectors and consultants have many years experience in all areas of property inspections. We pride ourselves on delivering service together with invaluable information.

Our service
Operation Hours
OPR’s hours of operation are 9am – 5.30pm for office support and 8am – 5.30pm for inspections. Unless negotiated otherwise, all inspections are completed Monday to Friday (no public holidays).
System Failures
In the event of system failures outside OPR’s control (external systems e.g. Telstra, hard disk failure, vehicle breakdown), OPR will endeavour on a “best efforts” basis to minimise the impact of the outage, however OPR cannot guarantee to achieve the stated service levels in these instances.
Ordering Reports
OPR would prefer inspection requests to be sent to us (by 2pm) using our standard inspection request form and accompanied by the appropriate documentation as necessary. This ensures all the relevant information has been given and is accurate. However, we do understand in some instances requests may be telephoned in due to their urgency.
Report Delivery
OPR is able to provide a split delivery of reports e.g. fax or email copy to the transacting lawyer and the original to the client. Please advise which delivery method best suits your requirements.
Verbal Reports
OPR is able to offer verbal reports on all types of strata inspections, building inspections and or identification surveys within 2 hours of inspection if required. OPR cannot give verbal reports on pest inspections due to restrictions placed on the industry via the insurance industry.
Property and or Records Access
All turnaround times are based on full access being given by the vendor, strata manager and or vendor’s agent.
It is important to note all inspections are a visual (non-invasive) inspection and as such OPR’s inspectors are unable to cause any damage to the property to gain access to such areas as sub-floor and or roof void areas.
Report Turnaround Times
The following turnaround times are based on full access to the subject property, strata related records, weather and or being given accurate property related information (e.g. letters of authority, current copy of certificate of title) at the time of initial request:
1. Building / defect reports same day (verbal), 2 days (faxed/emailed report)
2. Pest 2 days (faxed/emailed)
3. I.D. Survey 2-3 days (faxed/emailed)
4. All strata type reports same day (verbal), 2 days (faxed/emailed report)
Please ensure inspection requests and associated paperwork is received before 2pm to enable the above turnaround times to be met.
OPR will endeavour on a “best efforts” basis to meet the above turnaround times for inspection requests received after 2pm, however OPR cannot guarantee to achieve the stated turnaround times in those instances.
In the circumstances where you need the turnaround times to be shortened to secure the property before another potential purchaser, we ask you clearly communicate this requirement so we can endeavour on a “best efforts”.
Special Instructions
OPR recognises in some instances there may be specific concerns about a particular property. In these instances we ask these instructions be noted in the section “special instructions” on the inspection request form and OPR’s inspectors will endeavour on a “best efforts” basis to address these instructions.
